Lee & Associates Madison: Negotiates lease between Cabela’s and Green Bay Packers

Cabela’s Inc. new 100,000-SF retail store is scheduled to open in 2013 and located near Lambeau Field

GREEN BAY, Wis. — June 7, 2012 — Cabela’s, a leading specialty retailer, and the world’s largest direct marketer, of hunting, fishing, camping and related outdoor merchandise, and the Green Bay Packers have signed a lease for the soon to be constructed 100,000-square-foot store that will be located in the Titletown Development area being developed in conjunction with the Green Bay Packers.

Steve Doran, a principal with Lee & Associates Madison, negotiated the lease transaction for the Nebraska-based outdoor company. Terms of the lease are not available.

With construction scheduled to begin this fall and a store opening slated for the summer of 2013, the retail outlet will be located in the southeast quadrant of US Route 41 and Lombardi Avenue near Lambeau Field in the Village of Ashwaubenon in Brown County. The site is 21 acres in size and is owned by an entity controlled by the Green Bay Packers. Cabela’s expects the store to employ approximately 175 full-time, part-time and seasonal employees. Most will come from Green Bay and the neighboring area.

“This is a very exciting transaction to be involved with,” said Doran, who also represents Cabela’s in the state of Wisconsin. “Not only does it bring the perfect retail component to this region but it will create jobs for the community.”

The Packers own more than 28 acres in the Lambeau Field area, most of it west of the stadium, between Ridge Road and Marlee Lane. The Cabela’s site is west of Marlee Lane, but is considered by the Packers and village officials the gateway to a Lambeau Development District, which could extend to Ashland Avenue, 2.5 miles east. It will be the first of the Packers-owned properties to be redeveloped.

This store will give Cabela’s its third location in Wisconsin, joining the Prairie du Chien and Richfield locations. The company also operates a distribution center in Prairie du Chien. Cabela’s currently operates 36 retail stores across the United States and Canada and just opened a new location in Saskatoon, Saskatchewan, Canada. Cabela’s also has announced plans to open stores in Charleston, W.Va.; Rogers, Ark.; and Union Gap, Wash., later this year. Additionally, in 2013, the company plans to open stores in Grandville, Mich.; Columbus, Ohio; Louisville, Ky.; Thornton, Colo.; and Lone Tree, Colo.
